Housing loan drawdowns down from a year earlier in May

Finnish households drew down exceptionally few housing loans in May 2024. New drawdowns amounted to EUR 1.1 billion, which is 8.8% below the total for May 2023 and 33% below the May average in 2011–2023. The last time the level of housing loan drawdowns was lower in May was in 2002.

Investment property loans accounted for EUR 100 million, or 9%, of the housing loans taken out in May 2024. Year on year, these drawdowns increased by 12.2%. Drawdowns of owner-occupied housing loans, in turn, were 10.4% down year on year. In May 2024, the average interest rate on drawdowns of owner-occupied housing loans was 4.33% and on investment property loans 4.52%.

Due to the exceptionally low amount of housing loan drawdowns, the aggregate stock of housing loans contracted in May by 1.0% from a year earlier. The stock of owner-occupied housing loans contracted in May by 1.2%. The stock of investment property loans, in turn, grew by 0.4%, while in May 2023 it had contracted by 1.6%. In month on month terms, the stock of investment property loans has now grown for five months in a row.

At the end of May 2024, the stock of owner-occupied housing loans and of investment property loans stood at EUR 97.3 billion and EUR 8.7 billion, respectively. The average interest rate on the housing loan stock (EUR 106.0 billion) was slightly down from April, at 4,07%. At the end of May, the average interest rate on the stock of owner-occupied housing loans was was 4.05% and on the stock of investment property loans 4.27%.

Despite the increase in households’ interest payments, the amount of non-performing1 housing loans has remained low, although their share of the loan stock has grown slightly from the end of 20222. At the end of May 2024, 1.7% of the stock of owner-occupied housing loans were non-performing loans. The corresponding figure for the stock of investment property loans was 1.2%.

Loans

At the end of May 2024, Finnish households’ loan stock comprised EUR 17.9 billion in consumer credit and EUR 17.4 billion in other loans. Drawdowns of new loans by Finnish non-financial corporations in May totalled EUR 2.1 billion, including EUR 450 million of loans to housing corporations. The average interest rate on new corporate loan drawdowns fell from April, to 5.40%. At the end of May, the stock of loans to Finnish non-financial corporations stood at EUR 108.1 billion. Of this, EUR 44.4 billion was to housing corporations.

Deposits

At the end of May 2024, the aggregate stock of Finnish households’ deposits totalled EUR 109.1 billion, and the average interest rate on the deposits was 1.35%. Overnight deposits accounted for EUR 67.0 billion and deposits with agreed maturity for EUR 13.5 billion of the deposit stock. In May, Finnish households made EUR 1.1 billion of new agreements on deposits with an agreed maturity, at an average interest rate of 3.56%.

In the second quarter of 2024, the stock of Finnish households’ deposit stock grew by EUR 1.7 billion in net terms. Most of all, households reallocated their assets to fixed-term deposit accounts (EUR 1.2 billion) and second most to investment deposit accounts1 (EUR 420 million). Meanwhile, households deposited EUR 80 million on overnight deposit accounts2. At a quarterly level, the last period with positive growth in overnight deposits was in the third quarter of 2022. At the end of June, EUR 68.1 billion of households’ deposits were overnight deposits, EUR 14 billion deposits with an agreed maturity and EUR 28.7 billion investment deposits. Despite the growth in the second quarter, the total household deposit stock (EUR 110.8 billion) contracted by 0.1% from a year earlier. Inlåningen från de finländska hushållen ökade med 1,7 miljarder euro netto under andra kvartalet 2024. Hushållen överförde mest tillgångar till tidsbundna inlåningskonton (1,2 miljarder euro) och näst mest till konton för placeringsdepositioner1 (420 miljoner euro). Till konton för inlåning över natten2 överförde hushållen tillgångar till ett värde av 80 miljoner euro. På kvartalsnivå har inlåningen över natten ökat senast under det tredje kvartalet 2022. Vid utgången av juni var 68,1 miljarder euro av inlåningen från hushållen inlåning över natten, 14 miljarder euro tidsbunden inlåning och 28,7 miljarder euro placeringsdepositioner. Trots tillväxten under det andra kvartalet minskade den totala inlåningen från hushållen (110,8 miljarder euro) med 0,1 % från året innan. Drawdowns of holiday cottage loans continued in the first half of 2024 at last year’s pace29.7.2024 10:00:00 EEST | Press release

In June 2024, Finnish households drew down new housing loans for the purchase of holiday homes (holiday cottage loans) in the value of EUR 78 million, which is 11% less than a year earlier in June. However, the amount drawn down in January–June 2024 was almost the same as in the comparable period in 2023. The demand for holiday cottage loans usually peaks in May–September, and June is typically the month with the largest drawdowns. During the pandemic in 2020 and 2021, an unusually high volume of holiday cottage loans was drawn down. The average interest rate on new drawdowns of holiday cottage loans declined slightly from May, to stand at 4.49% in June. Similarly to housing loans, the majority of holiday cottage loans is linked to Euribor rates. In June 2024, 95% of new drawdowns of holiday cottage loans were linked to Euribor rates. De finländska hushållen lyfte i juni 2024 nya lån för fritidsbostäder, dvs. stuglån, för 78 miljoner euro, vilket är 11 procent mindre än i juni för ett år sedan. I januari–juni 2024 lyftes det emellertid nästan lika mycket stuglån som under motsvarande period år 2023. Efterfrågan på stuglån är i allmänhet livligast i maj–september och juni är typiskt den månad då det lyfts flest lån. Under pandemin åren 2020 och 2021 lyftes det exceptionellt mycket stuglån jämfört med det normala. Genomsnittsräntan på nya beviljade stuglån sjönk något från maj och var i juni 4,49 procent. På samma sätt som för bostadslån är majoriteten av stuglånen bundna till Euribor-räntorna. I juni 2024 var 95 procent av de nya stuglånen bundna till Euribor-räntorna. Även då det gäller stuglån är den vanligaste referensräntan 12 månaders Euribor.
